The range of services varies with each client, as every project is
unique. The fee for traditional full scope of services also varies but fees
commonly range between 12%-20% of the estimated cost of construction.
Design fees are in no way tied to the construction budget, but the
construction budget is often a reasonable indicator of the overall scope of
work. Fees have exceeded 20% of the cost of construction for projects which
consider a master plan, have a scope of work which changes, have a
construction budget below $150K, have significant details and/or a focus on
the furnishings and interiors. The nature of the decision making process,
Owner’s directives, and the level of design input requested, all impact the
fee percentage. Projects continue to evolve throughout all phases; a design
is final when the construction is complete.
Architectural Phases:
The phases of architectural services are described below. Each category
notes a percentage of time, which we typically spend in that phase. Phases
not in bold may, or may not, apply to your project. These phases, along
with existing conditions, drawings and reimbursables, are in addition to
estimated percentage fees of 12% to 20%.
